How Much Does a Real Estate Agent Cost in Adelaide?

Agent fees are only one part of a selling proposal. Here is how to compare the fee, the work and the separate campaign costs.

When you ask what a real estate agent costs in Adelaide, the first question is how the fee is calculated. Some providers charge a percentage of the eventual sale price; others agree on a fixed amount. The figures on a proposal mean more when you know exactly which work is included, when payment is due and which expenses sit outside the fee.

This guide focuses on the agent or selling service fee. For a broader view of preparation, conveyancing, moving and other expenses, read our guide to selling costs.

How is a commission-based agent fee calculated?

A commission is usually expressed as a percentage of the sale price. A proposal may use one percentage throughout, a tiered rate, or an additional amount if an agreed threshold is reached. Across providers, commission rates fall within a broad indicative range of low single-digit percentages, and there is no universal Adelaide rate. The amount varies by agent, property, campaign and the services agreed.

Ask for a written illustration using more than one possible sale price. That makes it easier to see how the fee changes if the final price differs from an appraisal. Check whether the quoted figure includes GST and whether any minimum fee, additional charge or other condition applies. A percentage that looks small can represent a meaningful amount in dollars, so compare the dollar total as well as the rate.

How does a fixed-fee selling service differ?

A fixed fee is an agreed amount for a defined scope of work. It does not increase automatically with the sale price. The scope still matters: fixed-fee services differ in the amount of hands-on work, agent involvement, campaign management and support offered. Ask which tasks you will handle and which the provider will handle.

Clarity Property Services offers two fixed-fee selling options. Guided Pathway is $2,500: the seller stays actively involved, using structured frameworks, AI-Enabled Guidance and personal, professional guidance at key decision points. Full Support is $5,500 and provides end-to-end support personally from Janina. Neither option charges a percentage commission. The same service fees apply to Clarity's buying options; the work and responsibilities are set out for the relevant engagement. See the pricing page and our fixed-fee selling guide for the scope.

What is usually included in an agent's fee?

There is no single standard package. A selling proposal may cover an initial property assessment, discussion of a pricing and campaign approach, listing preparation, buyer enquiries, inspections, feedback, offer handling and communication through the sale. The level of service can vary greatly. One provider might attend every inspection; another might expect more direct participation from the seller.

Ask who will personally carry out each stage. If a senior agent presents the proposal, establish who will take buyer calls, conduct inspections and keep you informed. Ask how frequently you will receive feedback, how offers will be presented, and who will be available if a decision needs attention. A written outline makes different proposals much easier to compare.

Is marketing included in the fee?

Often it is separate, though arrangements vary. Photography, floor plans, online advertising, signage, copywriting and optional campaign upgrades may be quoted in addition to the service fee. An agent may ask for advertising money upfront, even though the selling fee is payable at another stage. Request an itemised marketing proposal and ask which components are essential, optional or adjustable.

At Clarity, the selling service fee is fixed: $2,500 for Guided Pathway or $5,500 for Full Support. Marketing is separate and paid directly by the client. The campaign is shaped around the property, each provider quote is approved in writing before any spend, and actual costs are confirmed in current, property-specific quotes. Payment options are available; ask us to walk through the arrangements. Property preparation, conveyancing and other expenses are covered in the full selling-cost guide.

What should you ask when comparing Adelaide agents?

Start with the total proposed spend and the responsibilities behind it. These questions work for both percentage-based and fixed-fee proposals:

Ask for the answers in writing and take time to review the agreement. The cheapest quoted fee may come with a different level of work; a higher fee does not, by itself, establish a better fit. Think about the support you want, the time you can contribute and how clearly the proposal describes the work.

How can you compare value without relying on a headline fee?

Put the service fee, marketing estimate and any other proposed extras on separate lines. Next to them, note who does what at each stage. That simple comparison shows whether two quotes actually describe similar services. Consider how the proposed sale method, communication and campaign fit the property and your preferred involvement.

Before appointing anyone, our guide to choosing an agent offers a wider set of questions. You can also prepare for the selling process and explore Clarity's selling services. The fee is one decision within the broader selling plan, and a clear scope is the best place to begin. Make a note of any answers that remain uncertain, then ask each provider to clarify them before you compare the proposals.
