Buying Property

A clearer way to buy property in Adelaide

Buying property involves more than finding a listing you like. There are properties to compare, inspections to remember, questions to ask, information to investigate and decisions to make.

A calm, light-filled living space — the kind of home Clarity helps buyers assess with clarity

Based in Adelaide, I'm a registered land agent (RLA 359304) offering two fixed-fee ways to buy, with no commission. My role is to simplify the process and help you make informed decisions at every step.

With the Guided Pathway, you stay involved in the search and the decisions, while I help with sourcing and share the property data and AI tools I use. With Full Support, I act as your buyer’s agent, searching, assessing and negotiating on your behalf.

Wondering what professional buyer support typically costs? Our guide to what a buyer’s agent costs in Adelaide explains the common fee models and where Clarity’s fixed-fee pathways fit.

Common questions

Questions property buyers commonly ask

What is the step-by-step process of buying a property?

The process generally begins with understanding what you're looking for and your available budget, followed by searching, inspections, property assessment, appropriate due diligence, an offer or negotiation, contract requirements and settlement. The exact process can vary depending on the property, transaction and state or territory.

What should I check before buying a property?

Looking beyond presentation is important. Consider the property's location, condition, available information, comparable properties, potential ongoing costs and anything that remains unknown or may require further investigation or specialist advice.

Clarity's digital buying tools can also help organise information, observations and questions as you search and inspect, making it easier to identify what you know and what may still need to be investigated.

What costs should I budget for when buying property?

The purchase price is only part of the cost of buying property. Depending on the property and jurisdiction, additional costs may include transfer duty, conveyancing or legal costs, inspections, finance-related costs and ongoing ownership expenses such as council rates, insurance and strata or body corporate fees.

Where financial, taxation or legal advice is required, Clarity will recommend obtaining advice from an appropriately qualified professional.

How much should I offer on a property and how do I negotiate?

There is no single formula for determining an offer. Comparable sales, current market conditions, the property's condition, buyer competition, the terms of the transaction and the value the property represents to you may all form part of the decision.

Where included within the agreed service, Clarity can provide support through the offer and negotiation process.

How do I compare properties and decide which one is right for me?

Start with what matters most to you. Separating must-haves from preferences and deal breakers can make comparison easier, as can noting what you know about each property and what you don't yet know.

Clarity's digital buying tools are designed to help capture and organise property information as you search and inspect, making it easier to compare options and identify questions or matters that may require further investigation.
