Selling Your Home Yourself or Using an Agent: Is There a Middle Ground?

Selling doesn’t have to be a choice between doing everything yourself and handing everything over.

When it comes to selling, many people think there are two choices: engage a real estate agent to manage the sale, or do everything themselves. What if neither feels quite right?

Some sellers are confident, organised and happy to be involved. Others would prefer someone to take care of the practical work. And many would appreciate professional guidance while staying actively involved. I think that middle ground is worth exploring.

Selling privately: the appeal and the responsibility

Selling independently can offer more control and may reduce some professional fees. You know your home, its improvements and what it's like to live there, and that knowledge is valuable.

Selling also involves much more than advertising a property. How should it be presented? What pricing strategy makes sense? Which marketing suits it? How will enquiries, inspections and offers be managed? There are legal requirements too, including the information a buyer must receive, and these differ from state to state. The SA Government's guidance on selling your home is a helpful starting point, and your conveyancer can confirm what applies to you.

The value of a full-service agent

A full-service agent brings experience, established systems, buyer networks, local market knowledge and coordination throughout the sale. If you're busy, living away from the property or would rather not negotiate directly, that level of support can be exactly right.

A middle path: guided selling

Clarity's Guided Pathway for sellers is for people who'd like to stay involved, with professional guidance, practical tools and structured resources alongside them. It includes an on-site assessment and pricing strategy, your listing on realestate.com.au and Domain, the Clarity seller toolkit and personal guidance at each key decision.

Responsibilities are agreed in writing at the start, so you know what you'll take on and what I'll look after. A guided arrangement is a different service from full agency representation, and I'll explain the differences clearly before you decide.

With Full Support, I act as your licensed selling agent, managing the campaign, inspections, buyer enquiries and negotiation through to settlement, as a traditional agent would, for a fixed fee rather than commission.

What about the cost?

Professional fees are one consideration, and they're only part of the cost of selling. Marketing, photography, presentation, conveyancing and other expenses may also apply. Our guide to costs to consider when selling sets these out.

Clarity's selling fees are fixed: $2,500 for the Guided Pathway and $5,500 for Full Support. Marketing costs are separate and paid directly by you. Your own time, and the responsibilities you're comfortable taking on, are worth weighing up as well. A lower professional fee doesn't automatically mean a better overall outcome, just as the most comprehensive service isn't the right choice for everyone.

Questions to help you choose

Finding the approach that suits you

At Clarity, I believe in offering meaningful choices. We begin with a conversation about your property, your goals and how involved you'd like to be, and from there we explore what support may suit you.
