Buying or Selling Property Interstate, With Guidance Beside You

Your property may be in one state and your life in another. You don’t have to start again with someone new.

Life moves. You may have relocated for work or family and still own a home you're ready to sell. You might hold an investment property in another state, or be planning a move and buying ahead of it.

The usual first step is to find a local agent where the property is, and for many people that's a great choice. There's also another way, one that lets you stay involved in the decisions, with the same licensed agent guiding you wherever the property is.

Guidance that can travel with you

Clarity is based in Adelaide. I hold my real estate licence in South Australia and, through Automatic Mutual Recognition, I'm also able to work in a number of other states. This means the Guided Pathway may be available for your property, wherever you are. Get in touch and we can confirm what's available in your state.

Why the Guided Pathway works well for an interstate property

Selling a property in another state

Selling from a distance works best with a clear plan. Your pricing strategy is grounded in local comparable sales and current market conditions, and your listing appears on realestate.com.au and Domain. Presentation and photography can be arranged with local suppliers, with marketing costs paid directly by you.

Responsibilities are agreed in writing at the start, including how inspections and buyer enquiries will be managed, so you always know who is looking after each part of the sale.

Buying in another state

When you're buying somewhere new, local knowledge matters. Within the Guided Pathway, I help with sourcing and share the property data and AI tools I use, so you can understand the area, compare properties and recent sales, and prepare the right questions.

Independent building and pest inspections, and strata or owners corporation records where relevant, are especially valuable when you can't visit often. If you're able to spend time in the area, the small details you notice in person can be very telling.

Each state has its own rules

Contracts, disclosure requirements, cooling-off periods, settlement arrangements and transfer duty all vary between states. A process you know well in one state may work differently in another, so you'll engage a conveyancer or solicitor in the state where the property is, and I'll help you prepare the questions worth asking them.

Is a local agent the better fit for you?

If you'd prefer someone on the ground to manage everything for you, a full-service local agent may suit you well, and I'm happy to talk that through openly. If you'd like to stay involved, value a consistent relationship and prefer a fixed fee, the Guided Pathway is well worth exploring.

Start with a conversation

Tell me where the property is and what you're hoping to achieve. We can meet online, and I'll let you know how the Guided Pathway could work for you in that state.

Useful resource: Moneysmart: Buying a house, a national overview from the Australian Government. Your state's revenue office and consumer affairs agency explain local transfer duty and buying and selling rules.

Where Clarity fits

The Guided Pathway keeps you involved in buying or selling, with me as your licensed agent in the background at every key decision. It's a fixed fee of $2,500, and we'll confirm what's available in your state before you decide.
